A great day at the Urban Living News #UrbanLivingFestival. So much content across the different streams but here are my key takeaways/highlights: 1. Iain Murray shared an intriguing perspective on redeveloping redundant spaces such as hotels and offices into co-living communities. It's a creative solution, and while it poses challenges, it is one worth considering. 🏨➡️🏠 2. Kelly Bream emphasised the importance of collaboration across the sector. House builders, investors, and BTR operators need to work together to provide diverse housing tenures for all markets. It's all about working collaboratively. 3. The recurring theme? We need more housing, in all shapes and sizes. The lack of housing in key economic and knowledge intensive areas is having a noticeable impact on productivity. It's a challenge we need to address. These discussions reminded me of the Bidwells ‘Productivity Engine’ Report. Many of today's talking points seemed to echo its findings. Interested in exploring the link between housing and productivity further? Take a look at our report here: https://lnkd.in/epb8FUGs #UrbanDevelopment #BTRSector #ProductivityGrowth #HousingDiversity

Walkability significantly impacts rent premiums in urban real estate. This concept, referring to residents' ease of accessing amenities on foot, is particularly valued in dense urban areas like Downtown Florida. Overtown, a historic Miami neighborhood, exemplifies this with enhanced walkability from recent revitalization efforts, boosting demand for rental properties and driving up rents. For developers and housing authorities, investing in walkability increases rental income and property values, benefiting all parties, including residents who enjoy more convenient living. Additionally, walkability supports sustainability by promoting healthier lifestyles and reducing car reliance. Understanding this link is crucial for urban real estate success. https://lnkd.in/gCJyRMgK Key findings highlight: WalkUPs play a significant role in city economies, contributing more to GDP and tax revenues than their small land footprint suggests. Real estate valuations in WalkUPs dropped post-pandemic, primarily due to the over-supply of office space, but residential and retail markets performed better. The doom loop in many cities appears to be episodic, with population and real estate markets showing signs of recovery. The report emphasizes the importance of balancing real estate portfolios, with a focus on creating more housing, retail, and recreational spaces in downtown and adjacent areas to promote economic growth and recovery.

Keeping up to date with what's coming next in residential development is daunting, doing that across the many local governments in Australia even more so! Right now, our housing crisis needs as much data as possible to provide evidence of the facts rather than individual viewpoints. This is valuable data to quantify both the current and future state of intended residential construction.
