This might be controversial, but in Multi-Family Residential (and CRE broadly) I find that traditional keyword research tools for SEM/SEO are not as useful as market knowledge and experimentation for driving leads. 🧐 Here's a screen grab showing what Google Keyword Planner tool offers for the keyword "the junction apartments" - a neighbourhood in Toronto that has seen a huge surge in rental options over the last 2 years alone. But the search volume for this specific keyword is still minuscule - and SEMRush and ahrefs will have similar (or worse) data. 👉 With search volumes this tiny (less than 100 monthly searches) the data isn't very reliable, and drilling down to find even more specific keywords will be nearly impossible. 👉 This is where market knowledge comes into play. What are the colloquial terms that locals use to search for this neighbourhood? What are the intersections/landmarks/transit stations that people know, refer to, and search for? 👉 Experimentation is essential! Setting up effective campaigns to quickly gather real-world data allows you to make informed decisions with campaign budgets down the road. When you're marketing a property in a city like Toronto, Calgary, or Vancouver, where prospective residents are searching for homes in very specific areas, the hyper-local approach requires going far beyond the rudimentary data that SEM/SEO tools can offer - and that's where it helps to know the city!

One of the best features in Search, the Map Pack has had a lil cousin called Places for the past year or so. The big news is that I’ve seen the Places feature show up a lot more for local search results. This is good news for services businesses because it gives you a better chance of showing up on Google for all types of services. On average over 40% of searches have local intent meaning someone is looking for a business near them. My clients are growing appointments and sales from this new feature and you can too by: 1️⃣ Add a relevant category. 2️⃣ Add relevant secondary categories to suit your services. 3️⃣ Ensure your phone number and address are accurate. 4️⃣ Add images to your profile. 5️⃣ Add services to your profile to show what you do. 6️⃣ Make sure to optimise the service title for keywords. For example, if you offer bathroom renovation services, get it into the title. 7️⃣ Use a concise description for each service as you have 300 characters to play with. 8️⃣ Make sure to maintain a high review score as it helps a lot, especially for expensive services related to our home. If you combine the Google Business Profile optimisation with authentic landing pages that can also rank locally, you are onto a home run. By combining the landing page with the GBP you can appear in two places on Google. When a business shows up in two spots on Google, I firmly believe that it builds a lot of trust with Google’s users. #seotip #seo
