A new real estate initiative is bringing a giant building to the state’s capital city… Here’s what you need to know. Oklahoma’s Tallest Building Coming Soon Legacy Tower in Oklahoma City will soon be considered the tallest building in the country and reach a whopping 1907 feet. NOT TO MENTION, LEGACY TOWER WILL BE THE TALLEST BUILDING IN THE WESTERN HEMISPHERE AND THE 6TH TALLEST BUILDING WORLDWIDE. This upcoming building will also dethrone the One World Trade Center in Manhattan as one of the highest buildings. Legacy Tower’s 1907-foot height refers to the year Oklahoma joined the union. Originally, the building was going to be 1750 feet tall… However, the team behind the initiative asked the city council to approve a zoning change to make the building even taller. The building is looking to house over 1,000 luxury apartments, at least one hotel, and offices. Oklahoma’s tallest building will be part of Boardwalk of Bricktown. The development will be built in phases, with phase one constructing a hotel and two residential buildings. Phase two will construct the Legacy Tower. Altogether, the project will be completed in 5 years. Lendlease has received the green light for the final phase of Collins Wharf, bringing more than 900 new apartments to the area. Located at 915-1055 Collins Street, this major residential project will culminate in six high-rise towers, further adding to the housing supply in Docklands. Redevelopment of this constrained brownfield site in Wolverhampton can now proceed after we secured planning permission for a two-storey building. Our client’s site, to the rear of Queen Street in the city centre, comprises a single storey garage structure that has remained unused since the offices occupying the Grade II listed building at the front of the site were converted to residential. It also sits within a designated conversation area. “The parameters of the site were extremely constrained, meaning residential redevelopment wasn’t a viable option,” explains our associate director, Aaron Henecke. “We recommended pivoting to a serviced accommodation scheme comprising four one-bedroom apartments, which would provide a sustainable option for short stay visitors.” Design for the newly approved building drew inspiration from a 19th Century property that once occupied the site. It includes a traditional brick façade with bay windows, timber sashes and a slate hipped crown roof. Cycle storage and a communal courtyard are positioned at the rear. Aaron adds: “In its current state, the site has a negative impact on the street scene as the garage structure offers no architectural relationship with the Grade II listed host building. With the successful outcome of this planning application, not only will the building line be restored and high quality hotel-type accommodation created, but we’ve also managed to unlock a challenging site and add immediate value to our client’s land. What we at Historic England had to say about this planning approval: “We are disappointed this scheme has been approved because the people of London deserve better. The proposed building will have a harmful impact on precious public space, as well as on the important listed buildings beside the development site and the Tower of London World Heritage Site. We asked for minor amendments to the revised scheme which, if implemented, would still have allowed significant commercial development while also keeping what makes the City of London so special.” The shame of it is that when the developer first commissioned a scheme by the same architect here, the resulting design successfully emulated the calming effect of its Miesian predecessor, despite rising to 73 floors (50 floors higher!), its rectangular geometry was confined more or less to the footprint of the original. Parry’s sleek obelisk, tapering gently towards the top was an elegant apex to the eastern cluster, actually supported by Historic England and approved by City Planners in 2016. Heritage significance is very heavily impacted by setting. Think of cities as theatre, so that if we destroy the mise en scène of a historic asset, its meaning drains away. In just this way, overwhelmed by this new scheme, the medieval tower St Andrew Undershaft no longer reaches for the heavens, becomes critically diminished, and the Grade I listed church loses the status it has enjoyed for half a millennium. Just as importantly, heritage adds value. It is an asset, not an obstacle in the creation of wealth and wellbeing. The extraordinary catalogue of listed buildings with provenance spanning 500 years to be enjoyed at St Helen’s square is a prime example. City of London planners have failed to weigh this civic value appropriately against the worth of extra square feet of lettable floorspace in development that threatens to consume it at ground level and block out the sky above.

A new park by LDA Design is at the heart of proposals for a £1 billion development in #Salford, submitted for #planning by Henley Investment Management Ltd with Savills and Matt Brook Architects. It will be the first park in the area in a generation. The development will transform the big box units of Salford’s Regent Retail Park to create a sustainable new place to live with a car-free core. The central green space sits within a wider two-hectare linear #park providing places to play and bringing close contact with nature. The #masterplan represents a 40% biodiversity net gain, transforming a large surface car park into a thriving green space. LDA Design delivered a #placemaking strategy prior to the #masterplan being developed to ensure landscape was at the heart of any new thinking for the area.
