Underwriting deals is tough if you don’t know what you’re doing With a bit of experience and know how you can underwrite deals in your head. I built an underwriting spreadsheet specific for our business and our numbers and it helps so much when it comes to underwriting deals to see if it’s worth holding or flipping. For us leaving 5-10k in a buy and hold after refinancing isn’t the end of the world because the cash on cash return is high and we have other properties in our inventory that we’ll be selling to make up for the potential cash we might leave in deals. For our particular business selling properties is a means to an end. We sell to build cash reserves, pay for operating expenses and cover any money we leave in our buy and holds.
