"TEC is observing a significant influx of MNCs into its 12 Centres in Hong Kong, with each company typically occupying around ten workstations to maintain high levels of flexibility. As a result, the overall occupancy rate has risen from 71% to 80%. We anticipate this trend will continue, potentially increasing TEC's occupancy rate to 86-87% within the next year." Paul Salnikow, our CEO & Founder, recently shared his insights on TEC's growth and future in Hong Kong with Ming Pao Daily. Paul highlighted that despite challenges in Hong Kong's Grade A office building market in recent years, the city remains an international hub and a gateway to China. This status continues to attract MNCs, driving up demand for office spaces in Hong Kong. Additionally, many landlords are reducing rents by up to 30%, which is expected to contribute to a rebound in TEC's occupancy over the next year. Paul mentioned that he hopes to neither increase nor decrease the number of centres in Hong Kong in the short term, as customer demand is expected to grow gradually. Strong start to the office space real estate in Barcelona in Q1 2024     Once again, tech companies are leading the real estate market in Barcelona. 🌟 As we celebrate CBRE’s 25th anniversary on the Czech market, we’re taking a closer look at some of Prague’s most remarkable transformations. Today, we focus on Riverside Karlín, a key example of urban regeneration and modern development. 25 years ago, Riverside Karlín was a vastly different place—home to warehouses, small factories, and neglected land since the communist era. After the devastating floods of 2002, the city began clearing and preparing for new development. This set the stage for the construction of a modern and thriving urban hub that we see today. 🌿 The first milestone was the completion of Danube House in 2003, a stunning office building shaped like a ship, with its architecture reflecting its proximity to the Vltava River. It was soon followed by Nile House (2006), Amazon Court (2009), and finally, Mississippi House and Missouri Park (2021). By 2026, more than 250,000 sqm of new #office space are planned to be available in Vilnius. This represents slightly more than a fifth of the current total area of modern offices in the city. Currently, more than 160,000 sqm of office space are under construction. Based on this, the capital of Lithuania is considered one of the fastest-growing office markets in the #CEE region.
