Did you know you can use your self-managed superannuation fund (SMSF) to buy an investment property? However, it isn’t as straightforward as a standard property purchase. Here’s what to be aware of. 1. The income from the property must go towards your retirement funds. 2. You can’t live in the property, rent it or use it as a holiday home. 3. You must set up a bare trust in which the property will be purchased and held. 3. The SMSF pays a 15% tax on the rental income. 4. Should you sell the property after 12 months, you’ll only pay 10% capital gains tax. 5. You can take out a loan to help purchase a property through a super fund by entering into a limited recourse borrowing arrangement (LRBA). The fund will be responsible for the loan repayments.
