Some thoughts after speaking at the Bisnow #Multifamily Conference in San Francisco yesterday… 1. It’s apparent that operators still believe prefab housing won’t pencil. That’s unfortunate because we have numerous completed projects across CA and those in flight that prove they do. 9+ YOC is the starting point. 2. Modular may be more difficult to pencil, but manufactured HUD code is not. In fact, CA legislation and leveraging the economies of scale in a factory make the numbers extremely compelling. 3. Since we are an asset light company, don’t own or operate factories, and manage the entire project… we have leverage that most offsite contruction builders don’t. We can quickly shop a project across our supply chain and obtain pricing that gets the deal done. #development #construction #housing #modular #prefab
