Thinking about buying a newly built home but unsure where to start? 🏠✨ Let's break it down together—the process is easier than you think! First, choose a reputable builder. Do your homework and check out reviews to ensure they're reliable and have a good track record. Then, explore their model homes to get a feel for the layout and quality—think of it as your fun weekend activity! Once you've found "the one," you'll need to secure financing. Chat with mortgage lenders about your options and get pre-approved. This helps set your budget and gives you a clear idea of what you can afford. Next, it’s time for the fun part—picking out your finishes! From the countertops to flooring, customizing your space makes it truly yours. Keep in mind, building a home can take several months, so patience is key. Stay in close contact with your builder for updates and any potential changes. Finally, schedule inspections before closing. It's essential to make sure everything is up to code and meets your expectations. Before you know it, you'll be holding the keys to your brand new home! #NewBuildHome #HomeBuyingJourney #DreamHome #BuildingDreams #newjerseyrealestate #monmouthcountyrealestate

Hot take: don’t do this to your home before selling 🏷️ Here's why: Not all upgrades are created equal. 🔨 For example: Refacing cabinets might look great, but it may not be necessary for the sale. Some changes won't significantly impact buyer interest or price, especially if they don't match a buyer’s taste. Before starting any project, work with your agent to strategize the best investments to maximize your home's value. 🏡 Do you agree or disagree? Getting ready for a home appraisal? Here’s a quick guide to make the process smoother: ✔️ Appraisers Aren’t Magicians They need time to pull comps and assess your home’s condition. Be patient! ✔️ Overlooking Market Research Be aware of recent sales in your neighborhood and understand how they might influence your appraisal ✔️ Missing Documentation Prepare necessary documents like receipts for recent improvements and a list of upgrades to present to the appraiser ✔️ Overpricing: Setting an unrealistic price can lead to disappointment if the appraisal comes in lower than expected ✔️ Not Highlighting Unique Features: Point out unique or high-value features of your home that may not be immediately obvious to the appraiser. ✔️ Not Updating Outdated Features: Modernize old fixtures, appliances, and decor to align with current market trends and increase value 𝐑𝐞𝐦𝐞𝐦𝐛𝐞𝐫: Not all upgrades will significantly boost your home’s value. Be realistic. Also, accurate information helps everyone. No “puffery” needed! ❤️ like this post and 💾 save for future reference. Many of my buyers have chosen to go the new construction route, but they’re especially looking at it this quarter! With builders motivated to move inventory they’ve been incentivizing buyers with lower rates (some at 4.75%!), paid closing costs, negotiable pricing, appliances, blinds, etc.! For some buyers this means considerably lower mortgage payments in new construction than in the existing market. & to top it all off the homes are NEW, so no neglected maintenance and home warranties to cover them. If you’re a seller during this time you have to understand what new construction is doing (it’s your competition!) ⚡️Text ‘HOME’ to get started today: 📱 512-924-8811 Video: @heykristenpearce Builder: @tollbrothers . . . #txrealestate #txrealtor #txrealestateagent #texasrealestate #texasrealtor #austinrealtor #austinrealestate #austinmom #austinrealestateagent

3 Tips for Buying a Home - May 1. DON'T GET DISTRACTED: Don't let fixable features like paint, flooring or kitchen cabinets distract you when home shopping. Instead, focus on the features you can't change - like location and school districts! 2. MAKE THE MOST OF OPEN HOUSES: Open your senses when touring homes in person. Listen for noise, pay attention to any odors and look at the overall condition of the home inside and out. Ask about the type and age of the electrical and plumbing systems and the roof. 3. BE READY TO COMMIT TO A LOAN: The average mortgage loan term is 15-30 years. Although you don’t need to stay in your home for that long, buying a house is still a major commitment. Be 100% sure that you’re ready for homeownership before taking on a mortgage. #MarcelaArboleda #Windermere #Eastside #RealEstate #WeAreWindermere #AllInForYou

Can you believe we’re already gearing up for the 2025 market? If you’re planning to sell your home next year, now’s the perfect time to get prepared! Here’s how to set yourself up for success: Start Decluttering and Organizing – Tackle closets, cabinets, and any items you won’t take to your next home. Clearing out now will make prepping for showings much easier. Plan Ahead – Think about your next steps. Where will you go once you sell? What if your home sells before you find a new one? Preparing for a competitive market can reduce stress. Book Your Professional Photos Early – Schedule your shoot before putting up any seasonal decor so you can market your home without holiday touches out of season. Consider a Pre-Inspection – For older homes, a pre-inspection can identify potential buyer concerns, allowing you to address any necessary repairs before listing. Meet with Your Agent – Reach out today to discuss your goals and build a solid strategy tailored to 2025’s seller-focused market. Ready to start planning? Send a DM for an initial consultation and make 2025 your year! 🏡✨ #realestate #home #canada #realtor #mortgageagent #lovewhereyoulive #mortgagesbymelanie #mortgage #investmentproperty

The one thing you should not do when you’re thinking about putting an offer on a home 👇🏼 Talk about the offer in the house. Or outside the house. Or even in the driveway! Wait until you get into your car or off the premises to discuss things like: -Your thoughts about their home decor. -How much you loved the home. -Whether you think the price is fair or not. -The price you plan to offer. -Whether you’re paying cash or getting a mortgage. Why? Most sellers have cameras in their homes and these days, it’s safe to assume they can hear everything you’re saying. If you show your hand too soon, it can hurt your chances of getting an offer accepted, or increase the likelihood that your seller will counter. Instead, once we get in the car or a safe distance from the home, we can debrief. And then, if you want to make an offer, I’ll run some comps and market data from the neighborhood so that I can help you present a strategic and competitive offer that will stand out to the seller.
