On September 20th, WRS Real Estate investments received unanimous approval by the Gaithersburg City Council for their plans to redevelop the Lakeforest property. The former Lakeforest Mall, located on a 102-acre site at 701 Russell Ave., was acquired by WRS who is redeveloping the property to a highly desired $1.2 billion mixed-use, live-work-play community. This will include 3.6 million square feet of new uses to replace the existing 1 million-square-foot mall plus parking lots. The reimagined Lakeforest will include approximately 1,600 residential units, both multifamily rentals and for-sale, 750,000 square feet of new life science-related commercial space and 470,000 square feet of new retail. This weekend, I was on the University of Denver campus and drove by Modera University Park by Mill Creek Properties, a new luxury multifamily development under construction just blocks from the campus. This new build (the highest density, new construction in the immediate surrounding area) had me thinking about #multifamily development in Denver. We have experienced a significant increase in the number of units coming online in this market. So, how's it going? ⚪ Anticipated 2025 multifamily permits will likely increase (modestly) YOY; ⚪ Vacancy rates are down, although increased vacancy rates are generally concentrated in older multifamily units as newer buildings come online; ⚪ Projects currently under construction are being well absorbed into the market (CoStar). #JBREC

🏗️A $248 million redevelopment is in the works at the former site of Northville Downs, Michigan’s 🐎last horse racing track. The project, called "The Downs" calls for 446 units, a mix of apartments, condos, row houses, townhomes, single-family homes, carriage homes, and 18,500 square feet of new commercial space. Three new parks will add walkable green space to the redevelopment. Central Park will be 1.5 acres, and Gateway Park 1.25 acres. The largest, River Park, will be 10.44 acres and will include the daylighting of the Walled Lake Branch of the River Rouge. It runs just east of the racetrack and was rerouted into a concrete culvert and buried in the 1960s. 📋The developer expects the $248 million project to generate 54 new jobs. The city expects the State Equalized Value of the property to rise from the current $7.04 million to $112 million when the work is done. Jersey City Development Sells for the Second Time, Heads Towards Groundbreaking The New Jersey office of IPRG, led by partner Yanni Marmarou, has announced the sale of a 200-unit development site located at the corner of West Side Avenue and Fisk Streets. The $9.35 million deal represents IPRG’s second sale of the subject property within a span of 24 months, as it previously changed hands for $6.2 million in January of 2022. 200 dwelling units are included in the development, set to break down as 41 studios, 119 one-bedrooms, 32 two-bedroom units, and eight three-bedroom spaces. The project will be utilizing an affordable housing overlay bonus within the West Side Avenue Redevelopment Plan, which requires 20 units to be set aside at the complex for those with modest incomes. Parking for 100 cars in a garage is included, as is a bicycle room with space for 81 bikes. The project will also be providing a stormwater detention tank as well as an extensive green roof area of approximately 4,298 square feet on the top of the historic building. The future redevelopment of the West Side Avenue site adds to the momentum from other multifamily projects that have popped up in the neighborhood.
