The Real Estate closing process requires coordination between skilled professionals. At the closing table we typically meet a number of people that have been involved in the home buying process. Usually, the buyer and seller attend the closing along with their real estate agents, the closing agent or Title Company representative will conduct the closing and walk the Buyer and Seller throughout all the documentation. The seller signs paperwork that ultimately transfers the title of the home. The buyer will also sign the necessary mortgage documents, including the promissory note. When everything is signed and the required funds have been collected, the sellers will deliver house keys, garage door openers, security codes and any other items necessary to access the property, and then receive the proceeds to the transaction. If you’re the buyer, you’ll walk away from the closing table as a new homeowner. Congratulations! . #closingtable #closings #closingsale #closingday #southfloridaliving #southfloridarealtor #miamiliving #buyersagent #sellersagent #firsttimehomebuyers #homebuying #ouvinavarelateam

The recent $418 million settlement announced by the National Association of Realtors is set to bring about significant changes in the American real estate market. This groundbreaking decision will not only drive down costs for homebuyers, but also shake up the traditional commission structure and potentially push some brokers out of business. The long-standing practice of offering a standard 6% commission to buyer's agents will no longer be required, and buyers will have to sign an explicit agreement with a broker before working with them. While this may cause some uncertainty in the market initially, it is expected to ultimately benefit consumers by reducing fees and bringing them more in line with international standards. However, there may also be some challenges for buyers with limited resources navigating the negotiation process. Despite some concerns from brokers and agents, this settlement marks a significant step towards modernizing the real estate industry and empowering buyers to make informed decisions. Now more than ever, you need a trusted advisor to Navigate the waters. Contact Jim Pollet The Mortgage Pro today and let me help you get pre-approved for a loan so you know exactly where you stand, and sellers can be assured of not only your seriousness, but in your ability to stand behind your offer.

🚨 Attention Home Buyers! 🚨 The new NAR settlement introduces several key updates that could impact your home buying experience: 1️⃣ Direct Agent Fees: You might now be responsible for paying your agent's fees directly, which could affect your budget and the overall cost of buying a home. 2️⃣ Buyer Agent Compensation in Offers: Buyer Agent compensation may now be requested as part of the offer, adding a new layer to negotiations. Be prepared for changes in how offers are presented and negotiated. 3️⃣ Unrepresented Buyers: Some buyers might choose to go without an agent to save money, which could alter market dynamics and increase risks. 4️⃣ Loan Approval Adjustments: Expect lenders to require proof of additional funds to cover agent fees, potentially impacting your loan approval and purchasing power. Stay informed and consult with a professional to navigate these changes effectively. #HomeBuying One of the most important steps in the home buying process is acquiring a pre-approval from a lender. A pre-approval letter shows that a lender is likely to provide a loan for a specific amount given your credit history, income, debt and other variables. This helps you stay focussed on a home search that is within your budget and strengthens your position when negotiating on offer to purchase in today's competitive market.
