On this week's TreppWire Podcast, we discussed the Fed rate cut and what it means for CRE markets. Here's an excerpt of my take: The important takeaway of this week's Fed decision when looking at commercial real estate is defining where the "winners and losers" will be in the market. The winners will be the short-term floaters, any debt that is floating rate, will get some relief. The massive revision in the SEP was very reassuring to borrowers who are stuck with either very high floating rate debt or some expensive rate caps to renew. This will be where the majority of the relief is. If you look at the pricing implications of a 50 bps rate cut on residential home mortgages or CRE loans, it's de minimis on a fixed-rate, longer-term mortgage. So, while those costs may come down, this is a win for the floating-rate side of the market and for the fixed-rate side, we may need more progress.
