This image shows one of our upcoming fourplex + garden suite projects, located in Toronto's Oakwood Village. At first glance, you might side with some of the NIMBY (Not In My Backyard) voices that have been opposing these projects at committee, saying it doesn't "fit in" with the neighborhood. But when you take a step back, isn’t it the old single-family bungalows that feel out of place in a growing, modern city struggling with housing supply? As cities evolve, so must our approach to housing. These projects are designed to increase density responsibly, create attainable housing options, and bring new life to neighborhoods. As the cost of living in Toronto continues to rise, many families are seeking ways to consolidate their living arrangements. Multigenerational homes offer a great solution, enabling grandparents, parents, and children to live under one roof or on the same property while sharing expenses and responsibilities. Our latest project in Toronto focuses on constructing a garden suite for a multigenerational family. A garden suite, also sometimes known as an Accessory Dwelling Unit (ADU), is a secondary residential unit located on the same lot as a primary residence. This type of housing solution is perfect for families who wish to remain close to one another while having the benefit of separate living spaces, and represent a forward-thinking approach to urban living and the evolving needs of families in Toronto. Catherine, our client for this project, approached us with the idea of building a Garden Suite on her childhood property with the goal of living on the same property as her aging Mother (who lives in the main home) but still having her own space to live. We put together a feasibility study to provide a concrete example of how funds from I-137 might be used to create housing abundance on city-owned land that is currently just sitting vacant. Some old, commercial spaces are getting a facelift, as developers #repurpose run-down offices and hotels into renewed, residential units. Adaptive reuse is the process of reusing existing buildings, often renovating or redeveloping them, to be used for something other than they were originally intended for. In this case, commercial spaces are being turned into homes. This adaptive reuse trend has been picking up steam across the U.S. in the last year, and new data from #RentCafé shows Osceola County is leading the way. The apartment listing service reported that the county is projected to add nearly 1,900 units to a scant affordable housing market over the next few years. According to RentCafé, Kissimmee and Orlando are key figures in Florida's adaptive reuse landscape, representing 41% of the state's total projected future projects of 6,847 apartments. Laguna Gardens, a 341-unit garden-style apartment development in Miami Gardens, received its temporary certificate of occupancy and has started move-ins. The project by South Florida’s Cymbal DLT Companies is among the first in Florida to be developed under the state’s Live Local Act, which aims to increase the supply of affordable housing in expensive areas. Tenants earning at or below 120% of the area’s median income qualify for reduced rent. Located at 20775 NW 17th Ave., the community comprises 10 low-rise buildings on 14 acres next to Miami’s Hard Rock Stadium. Four of the buildings are welcoming tenants, and the remainder is expected to open by this summer. Buildings can’t speak for themselves. (Yep, you knew that already!) So it’s rare (and special) when a building can “speak” via the Architect that shaped it. I had that opportunity on a walking tour of 4 incredible housing projects in Fitzroy designed by KTA over the years, led by the inimitable kerstin thompson herself. Kerstin generously, and with refreshing honesty, shared the successes and challenges of each project. We were also lucky to hear from Associate Principal Lynn Chew about key behind-the-scenes moments. What shone through resoundingly for me is how centered *people* were in both their stories. Clients, current & future residents, builders, neighbours, and even those who had previously lived / worked in the area. A powerful reminder that all housing is, ultimately, a container for lives. Next time you find yourself on a street corner and look up to find housing - try to avoid dwelling on just the height, materials or “style”. Don’t get bogged down by the nitty-gritty. Zoom out. It’s the big picture that matters most. 🔍Think about the neighbourhood it’s in. 🔍The layers of history that corner had / has. 🔍About the lives of those who live there. 🔍If it fosters community and/or an ecosystem.
