Decarbonising the built environment... Step 1: Understand where we are today Step 2: Set reduction targets Step 3: Action The Irish Green Building Council's 'Building a Zero Carbon Ireland' roadmap helped tick the box for Step 1 and Step 2. For Step 3, there is no silver bullet. Action is required from all stakeholders. Timber construction, low-carbon concrete, heat pumps, insulation...they all play a part. But considering about 80% of buildings which will exist in 2050 have already been built today - maximising the use of this existing stock might be one of the most impactful solution of all. Landsec’s health-focused headquarters at 80-100 Victoria Street has set the benchmark for sustainable office space and showed what can be achieved when sustainability, energy efficiency and employee occupancy are prioritised at the outset of development plans. By placing #BREEAM at the heart of its plans, the project team was able to ensure its new headquarters achieved the very best in fit-out design and performance. This approach saw the building secure a BREEAM Outstanding accreditation.

How do you define a great office experience? For the Minneapolis-St. Paul market, it's becoming clear that high-quality spaces are only part of the equation. The real differentiator is experience. From Q3 2021 to Q3 2024, Trophy and Class A properties have seen visitation recover to 51.7% of 2019 levels, outperforming Class B and C spaces at 46.1%. Class War This is not a post about the UK General Election, but a much more important topic; Offices and Workplace. It is rare to see a new building marketed as anything but 'best in class' but the gulf in desirability and rents between those best in class spaces and everything else has perhaps never been wider. 'Secondary' buildings, 'second hand space', 'grade B offices' We all know the euphemisms for buildings that have reached the end of one life and need reinventing for their next one. The opportunity for designers, developers and contractors is to remake these buildings into something new, extraordinary, upwardly mobile and classy. Vision, technology, sensitivity and expertise are what we need to end this particular class war, and if you measure the gains in carbon, sustainability and social capital along the way there is nothing grade B about reinventing office space.
