While the insights are interesting in this advert from Rightmove, it feels like the results are carefully angled to highlight the services Rightmove offers rather than focusing on what agents can do to truly add value for their landlords. Cynical? Maybe. But it’s a reminder for us in the industry to keep asking: how can we, as agents, provide the best service and build stronger relationships with our clients beyond what platforms promote?

Rightmove RIP? How New Rules Could Break the Mold. 🔽 For years, Rightmove has been the rock (or should we say gatekeeper?) of UK property listings. It’s so ubiquitous that it’s left estate agents struggling to stand out, squeezed into a one-size-fits-all template. And let’s not ignore how this conformity has fueled the myth: “All agents are the same.” No wonder fees have been driven down. But here’s the plot twist. With the NTSELAT’s Material Information Requirements on the horizon, we’re looking at a sea change. Phase 3, landing this summer, will force listings to disclose far more detailed property data—restrictions, safety issues, and beyond. Scroll through Rightmove today, and you’ll see a sea of non-compliant properties. To comply, Rightmove would need to overhaul its platform with hundreds of new data fields or allow agents to upload hefty documents. Or!!!!!!!! Agents might need to do something radical: lead applicants back to their own sites. A “loophole” Rightmove isn’t exactly thrilled about. Imagine this shift—a new standard where agents direct buyers to their own sites, boosting engagement, differentiation, and control.
