Not getting pre-approved isn’t necessarily the end of the world but without it, you’re hurting your chances! A pre-approval lets the seller know you are serious about your offer and that they won’t have to wait for you to go through that lending process to get a loan after making a deal. ATTENTION EVERYONE!!!😁😁😁 I specialize in turning other investors/wholesalers dead leads into workable deals. If you have anything in your CRM that you have clicked off as a dead lead, bring them to me! I have an in-house loss mitigation team that can wipe out a lot of liens/mortgages/judgements/etc. We make the money on the spread and pay you a portion of the spread for bringing us your dead lead. Some (not all) of the sellers that we're looking for are ones that want to sell but don't want to bring money to the closing table, inherited houses that are a probate mess with multiple heirs that don't get along, sellers behind on payments but no way out because the house is worth less than owed, fire or other heavy damage, etc. Basically, the deals you look at and say "I can't do anything with this" are what we are looking for.
