More than 50% of malls still have legacy anchors that no longer draw the same level of traffic as they once did. These anchors were highly effective during the Industrial Revolution era, but they can no longer meet the needs of modern consumers who demand experiences, convenience, and flexibility. To remain relevant, mall spaces must engage communities and offer what consumers want. For example, converting malls into lifestyle centers with restaurants, daycares, dog care facilities, parks, gyms, and other engaging features would make them more appealing to visitors. Many mall retailers lack differentiation and primarily use their spaces as distribution points, effectively competing with Amazon. However, shopping needs to be fun, unique, personalized, and enjoyable. Most people are no longer excited to visit stores like Macy's or J.C. Penney.

Macy's — parent of not only its namesake chain but also Bloomingdale's and Bluemercury — is in the process of closing 150 of its underperforming stores as part of an initiative it announced in February to whittle down its fleet and make it more profitable. It's also said it planned to generate as much as $750 million by selling real estate such as stores and distribution centers. In tandem, the retailer has actually been rolling out small-format, off-mall stores as it shuts some mall locations.
