Having a building permit is one thing, but something to pay attention to and that we run into frequently is a building permit in hand without final utility designs approved. This can often create delays in the schedule if not coordinated correctly. Keep an eye on utility coordination as you move towards starting construction as often times that utility work impacts the critical path early on in the project and can bring it to a screeching stop. It's important for developers to not just rely on planning permission when buying land. A major issue that often gets overlooked is the capacity for water and wastewater connections. You might have everything ready to build, but without proper connections, your project could be delayed or even halted. Before buying, you need to do two things: Check the Capacity Register: Make sure there's capacity for connections, but don't rely on this alone as it’s not always accurate. Submit a Pre-Connection Inquiry: This will give you a definitive answer on whether connections can be made, but keep in mind, this process can take up to 16 weeks. I advise developers to never purchase land without confirmed connection availability for water and wastewater.
