String of strata sales to spur St Leonards’ medical evolution - Colliers The largest office strata sale in St Leonards this year has been secured for $3.9 million, negotiated by James Mullin and Tom Appleby of Colliers. “Given the proximity to the Crows Nest Metro Station and the growing reputation of St Leonards as a medical hub, it’s easy to see why professionals within the sector are looking towards the region,” James Mullin said. “The TOD (Transit-Oriented Development) upzoning initiative aims to increase density and improve public transport accessibility, making areas like St Leonards more attractive for development. One trend that seems to be picking up speed is the conversion of retail spaces to medical offices. There are several good reasons why this is a viable option. To begin with, it provides a cost-effective and sustainable solution by repurposing existing infrastructure. This is beneficial in that it reduces construction timelines and material waste. This approach allows healthcare providers to quickly establish facilities in high-visibility locations with ample parking. This approach serves to enhance accessibility for patients. For landlords of retail spaces, the stability of healthcare tenants often results in competitive long range lease terms. This is beneficial to both the landlords and the medical practices.
