Strong sales results continue to roll in through Spring across Melbourne’s shopping strip investment market. In the latest deal, Fitzroys’ Chris Kombi, Tom Fisher and Ben Liu sold 452 & 452a Centre Road, Bentleigh prior to auction for S2.1 million to a local investor, on a sharp yield of 3.6%. New info is emerging on the Red Lobster Chapter 11 case. As of now there are 200 leases on the cancellation list. As of their petition date, they operated 551 U.S. and 27 Canadian restaurants. Below are the top ten states where leases will be cancelled. Although FL represents less than 9% of the portfolio overall, it's responsible for almost 22% of the store closures. In a state that seems to have outsized population migration and demand I thought this was an interesting twist. I have long thought Red Lobster was a risky investment from a landlord's perspective (inflated rents, PE ownership, outdated brand etc.) but if it was to succeed anywhere I would have bet on Florida.
