🚪✨ "Confessions of a Zillow Addict" ✨🚪 Let’s face it—I’ve fallen into the Zillow rabbit hole 🌀, obsessively checking every 5 minutes (and yes, late into the night 🌙) dreaming about that perfect buyer falling in love with our listing 😍. While Zillow is an amazing tool 🛠️, it does have its limitations. Here's how I turn my Zillow scrolling into a somewhat productive data point: 📊 Key Metrics I 7 days on Zillow |1,579 views | 77 saves| Likely to sell faster than 100 % nearby 1️⃣ Days on Market: I compare the days on market of my listing 🏠 with nearby properties using a CMA, feedback from my agent, and daily Zillow updates.  For example, if the average days on market is 25 days I won't make any drastic rate changes if I understand what is happening in the broader context of that market. 2️⃣ Views & Saves: I admit, I put too much stock in these 🤷♂️. But they can provide insights: The save-to-view ratio helps me gauge interest (current listing: 4.8%). While I’ve heard 10% is the “ideal,” it’s more art 🎨 than science 🧪. I track competitor listings 📌, comparing views/saves, visiting in person, and watching their progress to understand how our property stacks up. 3️⃣ Owner Dashboard/Zestimate: I monitor daily views 📈 and how they align with qualified buyers visiting the property. A drop in views and foot traffic = time to reevaluate (price, photos, or strategy). 🔑 Takeaways: Zillow isn’t perfect, but it’s a helpful data point in the broader context of the market. The real goal is to turn those digital saves ❤️ into real offers ✍️. And remember—every property and sale is different.
