Burstone Group today announced half-year (1H25) results that reflect an incredibly busy first half. Our fund and asset management strategy has started to take shape, which delivered the Blackstone Transaction during the period. The strategy is being rolled out across all regions, and we’ve received significant and exciting feedback from potential capital partners across the world. Post the successful implementation of the Blackstone and Australian transactions, Burstone’s total direct and indirect gross asset value (GAV) will be c.R42 billion, of which 56% is third party AUM. Third party AUM is expected to increase almost 2.6x from R8.9 billion (at the end of March 2024) to c.R23 billion. I'm thrilled to announce Sandstone Capital continues to maintain a double-digit gain in its core portfolio for September 2024. This month we finished up with a 17.94% year-to-date gain and our current income yield is at 6.08% Most notable were two equities within the portfolio which produced an increase in their valuation weightings last month. Essential Properties Trust (EPRT) knocked out Altria (MO) from its number 4 spot. Innovative Industrial Properties (IIPR) bumped up to number 8 and sent Truist Financial (TFC) to the number 9 spot. Essential Properties and Innovative Industrial are both REITs (Real Estate Investment Trusts) and thus, it's no surprise to their increase in valuations given the recent Fed chairman's recent rate cut reduction by 50 basis points. It is my professional opinion there will be a small to moderate continuation in the increase of certain REIT stock prices given the anticipation of a further rate cut in 2024. The only catalyst I see in the near term to provoke market volatility will be the upcoming election in November. After that, I'm cautiously bullish in the REIT sector given there are no other macro world events. As of the time of this writing, the XLRE (Real Estate Sector) is up over 10% per Seeking Alpha. *The securities mentioned in this article (or any equities within Sandstone Capital's portfolio) may not be suitable for certain investors. Burstone Group today announced half-year (1H25) results in line with guidance, reporting stable operational performances across our geographical businesses. It was an incredibly busy and exciting period in the business, and the Group has made significant progress in executing on our fund and asset management strategy, which included the completion of the Group’s European PEL transaction with Blackstone, the world’s largest alternative asset manager. The rollout of the Group’s fund and asset management strategy, and the conclusion of recent transactions, is expected to generate a significant increase in fee revenue over the next two years.

There is an area where an investor client of mine was thinking if buying. He asked me if I would buy- said whatever I’d say he’d do. I don’t like advising on these types of things so I gave a non answer (it looks good but not sure). 3 days later he texts me- I should’ve bought them all! (There were four properties for sale in that area ) Why? Because they’re all under contract now! Sooo? Obviously they’re good deals! What do you think of that logic? #investment
