10 most difficult counties for home buyers… Per NBC News, Garfield County (where I work and live) is the most difficult county in the United States! Number three is our neighboring county to the West (Mesa County). To put this into perspective, these two counties sit on the western part of Colorado. As the cost of new single-family homes in Gwinnett County continues to soar, it has become increasingly difficult for low- to moderate-income households to afford homeownership. Over the past four years, while the median sales price in the county has risen by 65%, the median household income has only seen a 13% increase. This issue is further aggravated by institutional investors purchasing significant numbers of these homes targeting specific areas. For example, in southern Gwinnett, corporate landlords own 30% of all single-family rental homes, contributing to reduced inventory and inflated prices. I am thrilled that we are able to offer our hardworking families a more attainable pathway to homeownership. So far, the buyers in this development include a Gwinnett County Public School teacher, a Gwinnett County firefighter, and a local nonprofit case manager.
