One of the greatest land assemblages I've ever seen happened in Charlotte's Westinghouse submarket in 1942. In a previous post, I discussed the history of the Westinghouse industrial submarket in Charlotte. Linked here: https://lnkd.in/eA7SMtY9 In short: U.S. Rubber constructed a 2,260-acre facility during WWII west of I-77 between Carowinds and 485, known as "Shell Plant." At its peak, the facility produced over 200,000 shells every 24 hours and employed over 12,000 people. The assemblage: Before developing the plant, U.S. Rubber assembled 36 parcels for $243,000 totaling 2,241 acres and acquired "Right of Way" totaling ~20 acres from another 10 owners for $3,500. The entire assemblage took six months, 46 transactions, and averaged $109 per acre. Below is a summary of the land sales. Based on my research, each of these transactions were arms-length between the sellers and U.S. Rubber (no eminent-domain). Today this land would be worth approximately $340M-$396M. This is mind-blowing to me and anyone else who has assembled land. Assembling just 3 parcels can take years... imagine the time spent negotiating, papering, inspecting, and closing on each of these 46 transactions. July 4, 2024 8:37 AM Hell’s 1/2 Acre There is Hells out half acre, just across from the original power station that Nikola Tesla designed - rated 50 MVA in the early 1890’s. The name, started when DC power stations opened up in that same area in the 1870s. Those power stations were mostly designed by the Edison company of New York, and New Jersey. The workers at the plant, needed relaxing times after work, and the area was called the red light district, and was less than an acre - the name Hell’s Arce was coined. There’s also a very interesting landscape in Wyoming, in which Indian Indians hunted Buffalo by driving the herds into the Pit, in which the trapped animals could be killed from the relative safety of the overhanging - lands. Most of the war scenes in the movie called Starship Troopers was filmed at Hell’s Half Acre. The movie had a budget of just over $100 million, and at the box made $121 M, despite the terrible reviews. It is definitely a parody on enthusiasm of war. Troops excited to go into battle for mineral rights on a distant land. America has the greatest stockpile of minerals the world has ever seen but we seem more interested in digging materials out of the ground in Asia, than in our own backyard. America has these brand submarines and aircraft carriers to protect the sea lane so that we can send super tankers and container ships around the world to to find the lowest cost materials. Rather than employee, the relatively few people that live in this country, and divide up the land more reasonably - without legal Title insurance, we to unemployed our people and put them on welfare. And employ them in military weapons factories, and be gun, securing materials and reaching areas of the world. both Biden and Trump produce the same message. We support war around the world to get votes. The fact is they need to think like an engineer and solve our problems not just sit on the stump, repeating the same things over and over. We need to solve our engineering problems at home. Not attempt to sell world problems in remote locations around the world and digging areas that we have no right to dig in.
