I just spoke with an acquisitions and development director for an investment group that owns over 150 million SF of industrial real estate with $20 billion of AUM. They have 20 million SF of vacant space either recently delivered or currently being developed. That is 13% of their portfolio. The interesting part... They are actively looking to acquire more land for development as well as existing buildings for investment. They aren't alone. Met with one of Canada's largest residential landlords recently. We discussed the pros and cons of in-house vs. third-party management. While in-house can lower costs and increase investor returns, They worry it will reduce their market activity and ability to grow the portfolio long-term despite potential margin improvements.
