With offsite pioneer Modulous becoming the latest casualty of modular building company bankruptcies, we need to ask ourselves: is it time to reconsider the future of modular construction?
There have been repeated government-backed attempts to kick-start a modular construction industry, yet factory based construction is only required in one of seven categories defining Modern Methods of Construction (MMC).
Our view is that:
✅ There is nothing new in the idea of factory-built homes. And nothing new in the litany of failure of such enterprises.
✅ Volumetric, factory assembled structures do not suit the economic model, the logistical challenges or the skills base of the UK housebuilding sector.
✅ Constantly chasing the ideal of precise, factory-built home units results in repeated losses for investors. When those investors include the Government, taxpayers should be asking questions.
The Built Environment Select Committee who have reviewed the effectiveness of MMC efforts have acknowledged the success of other types of MMC innovation, including category two, where our Vertical Wall Panel solution fits.
