HARWORTH’S BLUEPRINT FOR GROWTH ✅ Sustainable urban expansion – let’s build at scale, in the right places As our chief executive Lynda Shillaw says in our Blueprint for Growth film “You can’t contain everything to brownfield sites and within city centres. You have to assemble land in the right place and at scale.” We need to unlock more land for development, and not just brownfield. The Green Belt has an important role, but its size (12.6% of land in England) and a short supply of brownfield land is preventing the delivery of much-needed housing and employment space across parts of our country. Land should be released in strategically appropriate locations – including areas close to major transport hubs – to enable large-scale development, drive socioeconomic growth and improve life outcomes. At Waverley, on the site of the former Orgreave Colliery in South Yorkshire, we’ve seen the benefits of large, well-planned, strategic development, working in partnership with Rotherham Metropolitan Borough Council. With over 1,700 homes, a primary school, emerging high street, new community park, a world-leading Advanced Manufacturing Park and connections to Sheffield and beyond, it is driving growth in this part of the region. Covid helped us collectively understand just how important parks are to building healthy, thriving cities. Now, demand for more parks and greater access to public spaces in urban areas seems to be higher than ever. But with many municipalities running soaring deficits in the wake of the pandemic, how will North American cities meet this public need? The Secondary Plan for Richmond Hill Centre plays a crucial role in shaping the future of this dynamic downtown and transit hub. Strategically located at Yonge Street and Highway 7, it aims to support growth through intensification and transit-oriented development, meeting regional and provincial density targets. The plan fosters a mix of residential and commercial spaces with a focus on pedestrian-friendly streetscapes and public areas, enhancing community integration and improving transit connectivity. However, the implementation of this vision poses some challenges. Rapid intensification may strain local infrastructure and services, especially if the balance between residential and commercial development is not carefully managed. The plan relies heavily on successful infrastructure investment and private sector involvement, making it vital to preserve community identity amid this growth. Moreover, addressing affordable housing and avoiding displacement will be key to ensuring that all residents can benefit from the area's development without losing the diversity and vibrancy that make it unique.
