DON'T BE FOOLED BY SLICK PROMOTIONAL POSTS THAT MAKE IT SEEM LIKE YOUR LOCAL, STATE OR FEDERAL GOVERNMENT ELECTED AND APPOINTED OFFICIALS ARE SOLVING THE AFFORDABLE HOUSING CRISIS. WHEN IT COMES TO AFFORDABLE HOUSING, THE PUBLIC AND TAXPAYERS MUST ASK: AT WHAT COST TO THE TAXPAYERS AND HOW LONG IS THE AFFORDABILITY PERIOD? EVERY TAXPAYER SHOULD BE ASKING THEIR ELECTED AND APPOINTED OFFICIALS THE FOLLOWING QUESTIONS: 1. How much local, state, and federal funding, tax credits, density bonus increase, waivers of impact fees, or other government benefit or incentive did the project receive? 2. What is the affordability period for each project and, if the affordability period is not in perpetuity or permanent, WHY NOT? 3. What guarantees exist that tenants in the affordable housing units will not be displaced after an "affordability period expires? Any LOCAL, STATE or FEDERAL official that does not MANDATE "permanent" affordability periods or affordability "IN PERPETUITY" for any project receiving some government benefit is commiting MALFEASANCE and should quit, be removed from office or be terminated. IN MOST CASES WHEN IT COMES TO AFFORDABLE HOUSING, the public and taxpayer are being fooled into thinking their elected and appointed officials are solving problems, when in fact, all hey have done is "KICK THE CAN DOWN THE ROAD" to burden a future generation with the same problem or crisis!
"It’s not often that a city will do a housing plan, let alone an affordable housing plan, let alone one that centers racial equity.” Rents in Asheville, NC are among the highest in the state, and the increasing number of transplants in the fast-growing city have meant that long-time residents with lower incomes are often priced out. Asheville City Council turned to Enterprise to create the city’s first affordable housing plan in 16 years. Thank you, Community Housing Industry Association, for a jam-packed two-day program exploring Affordable Housing Development and Investment. We were thrilled to have our CEO, Jennifer Michelmore, invited to facilitate a panel that explored ideas for winning community support for social and affordable housing developments. Patrick Fensham, PIA Victoria divisional president, discussed the critical importance of quality neighbourhood planning, that social and affordable housing must be viewed as critical infrastructure, and that CHPs must be consulted as key stakeholders in the planning processes. Jonathan O'Brien, Lead Organisation of YIMBY Melbourne, discussed the limitations of our current planning process being focused on an 'objections culture' and shared the work his organisation is doing to elevate the 'yes' voice in the planning processes. Jo Cannington, Director of Homes Melbourne, shared an overview of the City of Melbourne's People Panel on Affordable Housing, where a demographically representative group of 40 residents developed 11 recommendations for how the city could improve affordable housing delivery. Our three big takeaways: We need to find a way to amplify the voice of the silent majority. Education is vital - we need to help communities understand the size and scale of the housing affordability challenge and build their knowledge on the types of solutions that work. CHPs are critical stakeholders that need to be at the table in neighbourhood planning discussions.

I was asked by ULI-LA to organize a panel discussion on micro-housing in small infill lots. The project we will be discussing features 227 units on a 15,000-square-foot site, yielding 659 dwelling units per acre (du/ac). I led the design team on five micro-housing projects at Steinberg Hart, in collaboration with Housing Diversity Corporation and STS Construction Services. These projects which were originally designed to address the missing middle housing needs. But they became the perfect candidates for Los Angeles Homeless Services Authority's master lease program to house homeless individuals. This relationship redefines the concept of private/public partnerships and has the potential to scale the production of affordable housing. Below is the expanded session proposal for like-minded housing advocates that are interested. Session description: A decade ago, in 2014, a UCLA study found that Los Angeles was the most unaffordable rental market in the nation. As the affordability gap widened, micro housing became the buzzword to address the housing affordability crisis. Politicians and housing advocates promoted micro housing, pushing policies and publishing white papers. It was touted as one of the main solutions to add much-needed housing supply to solve the affordability issue. In 2016, Measure JJJ was passed by voters, which included the Transit Oriented Communities (TOC) program. This program made it possible for ground-up high-density micro housing projects through its incentives and elimination of parking requirements. Taking advantage of this new zoning tool, Housing Diversity Corporation and STS Construction and Development pioneered micro housing in Los Angeles, with three completed projects to date: Premiere Hollywood, Vida DTLA, and Liv DTLA. Against the grain of Los Angeles's car culture, they bet on building attainable housing with zero parking in neighborhoods with many amenities, alternative transportation options, and 90+ walk scores. In March 2024, the second micro housing project, Vida DTLA, had its grand opening. This 147-unit project on a 9,000-square-foot site was master leased by the Los Angeles Homeless Services Authority (LAHSA) as part of a pilot program to acquire permanent supportive housing units. The master lease program allows homeless individuals to be housed immediately at a much lower cost compared to subsidized ground-up affordable housing. If the pilot program is successful, the master lease strategy can be a catalyst for privately funded affordable housing, costing less than half the price of subsidized affordable housing. Liv DTLA, a 227-unit project is slated to be master leased by LAHSA to provide much needed permanent supportive housing. https://lnkd.in/gjVWcHZM

🏠 Tackling Denver’s Housing Crisis with Real Collaboration 🤝 Denver needs 511,000 new homes over the next 25 years to meet growing demand, according to a recent report. Partnerships are key to making this happen—and some local efforts are setting the standard. Several key projects, including one that provides rent-free units for teachers, another modular build that allows for quicker and more affordable housing, and a third project focused on workforce housing, are all examples of what’s possible when government entities and organizations join forces. These partnerships show how focusing on shared solutions rather than taking credit can create affordable, sustainable housing. I applaud this effort! This is, in fact, a crisis that should be treated as such. All hands on deck! No solution off the table. Status quo not nearly good enough! With that said, I'm disappointed the article did not once mention zoning. THIS, in my opinion, is key helping solve the housing crisis.
