It’s been over four years since COVID-19 began emptying office buildings worldwide, and the commercial real estate sector is still feeling the fallout. At the 2024 MIT World Real Estate Forum, industry experts offered their perspectives on the sector’s opportunities and roadblocks, and they suggested ways that commercial real estate could be reimagined to provide more flexibility. “People went home four-plus years ago; many of them never came back. Those that [did] are showing us that they want completely different things,” said Dror Poleg, an economic historian. “The restaurants are full, the hotels are full, the venues are full. Just the offices seem to have a problem, and housing seems to have a problem in terms of accommodating people where they actually want to be,” Poleg said. https://lnkd.in/ePA8wA7R

Many office spaces remain underutilized as remote and hybrid work models continue to be the norm for many businesses. At the same time, retail properties are facing challenges as consumers increasingly shop online, leaving once-bustling shopping centers struggling to find new purpose. Connecticut is at a generational juncture, and it's crucial to transcend our instinct for localized planning and embrace a holistic approach that considers both regional and statewide requirements. Another way the job of an office broker has gotten harder? Space tours have become significantly longer. A 5 building tour used to be a breeze. After doing one yesterday, I was exhausted. 80% of the buildings we saw had an amenity center. So now rather than just touring the subject floor, space tours include seeing the amenities and possibly another floor for building standard finishes (in a landlord turnkey scenario.) Brokers need to adjust to longer tours and the increased time out of the office because of them. This is why I love coming to the office on Friday’s. With less tours scheduled, it’s a great day to catch up on the desk work that accumulates during the week. #commercialrealestate #realestate #officespace #brokerage

Covered structural parking is a wonderful addition to fight the rain and sun; throw some solar panels on top and you're helping reach a few other goals too!
