She wanted to talk about multifamily investing and check with me before jumping in. “So, what’s the deal with multifamily syndications? I’ve heard good things, but what’s the catch?” “Well,” I said, “there are definite pros: You can get in on big deals without handling tenants or repairs. The General Partner (GP) team runs the show.” “But,” I added, “you give up control. No say in picking the paint color, upgrading appliances, or even deciding when to sell. It’s hands-off, but you have to trust the team.” “So, I don’t get to call the shots?” she asked. “Nope. That’s why the biggest thing you need to focus on is picking the right team to invest with. After 12+ years as a successful multifamily investor & as a Deal Sponsor of apartment investing projects I’m often asked what are some of my greatest lessons learned. I know for myself the most painful lesson was not trusting my own instincts and what I knew to be right and accepting another’s counsel and allowing it to overrule my own knowledge and to impact my own actions/decisions. I’ve been able to earn millions of dollars and, what I’m most proud of, tens and tens of millions of dollars for the passive investors in my projects (without one investor every losing as much as penny) over the last 12+ years yet because of my mistake in accepting another’s counsel, in particular between the years of 2017-2019, the opportunity cost was great as I didn’t move forward on several projects that were teed up for me after much of my own work and effort spent on them because I chose to follow the counsel of another when my own instincts were telling me “Go. Move forward on these projects”. I believe this mistake in not trusting my own inner wisdom personally cost me millions, and my passive investors tens and tens of millions, in “opportunity cost”. No money was actually lost per se but MUCH money that could have been made was not. Money that would have led to financial comfort, security and freedom and dreams and so many lives being further enhanced. History then proved that I was correct and that counsel was wrong and costly. SO…as I move forward into this next real estate cycle I certainly take into account the wisdom and counsel of many others with different areas of knowledge specialization, etc. as I consider different apartment investing projects. Yet in applying my lesson learned I am going to take all of these opinions into account and then filter them through my own wisdom, experience and decision-making process and not let anyone’s opinion “rule” over mine if I know in my heart and mind what is right. Nobody has my best interests and the interests of my passive investors at heart more than me. Everyone else has their own agenda going on. In summary, my greatest lesson learned, from opportunity cost over my 12+ years in the multifamily industry, is to always listen to others’ counsel but to make my own final decisions and to trust and follow my own instincts.
