Meet Ryan Flaxman Project Floors NZ “The design potential drew me in; the sustainable vision will keep me here.” “Businesses that don’t prioritise sustainability won’t be in business any more by 2030,” says Ryan Flaxman, Project Floors’ new Business Development Manager. “That’s what I love so much about this role: the opportunity to bring products to the New Zealand building market that will change the game in terms of sustainability.” Ryan joined the Project Floors team in early 2024, bringing with him a decade of industry sales experience. “Prior to this, I was working in the plumbing industry with what are referred to as ‘front-of-wall’ products, basically the pretty side of specification including taps, sinks and basins. Over time, I found myself increasingly drawn to the design aspects of that work. Through roles in sales and merchandising, I gained an eye for detail that is really benefitting me in my new role with Project Floors. It feels like a series of happy coincidences led me here, and everything is just falling into place.” In his first few months as Business Development Manager, Ryan has enjoyed bringing his design eye to potential clients and building new relationships with the industry. “Project Floors can deliver pretty much any floor covering you can imagine. The approach to building form is critical to cost efficient design and construction. Building form and massing should be kept as simple and compact as possible. As part of this approach, project teams should: - Design the building to be a “boxy” as possible, enclosing the required amount of interior space with the least amount of exterior building enclosure. - Minimize stepping in the exterior wall plane and the roof plane. Steps create formal and structural complexity and reduce performance by increasing thermal bridging and making it more difficult to achieve building airtightness. - Use steep slope roof forms whenever possible in lieu of a low slope roof form as this is generally the lowest cost roof form and, when designed properly, inherently sheds water off of buildings in the wet Pacific Northwest climate. - Avoid contiguous gable end designs, where steep slope roof areas pitch directly toward each other. Such designs increase the quantity of wall area and roof area, create water management difficulties, and significantly increase the chance of long-term durability problems. Compact form and massing of a building help keep first costs in check when constructing affordable housing. Additionally, compactness is also an important contributor to better building performance, particularly regarding energy efficiency, thus helping to keep operating costs in check as well. Using diligence in the design of apartment layouts, a project team can reduce the quantity of exterior enclosure required to enclose a given amount of interior space in the realm of 15 to 20 percent. A good quality exterior enclosure is a significant expense in most buildings. However, reducing these costs not only saves money during the initial construction phase but also decreases energy consumption and expenses over time by minimizing energy flow through the building enclosure. Looking ahead, reducing the overall quantity of the building enclosure also reduces maintenance and replacement costs over time. #CEDC #affordablehousingconstruction #trilliumhouse

Why acoustic design must be a priority in office-to-residential conversion projects According to a recent article by RICS, despite some gains in office attendance resulting from the ‘return to the office’ push after pandemic restrictions were lifted, many buildings still suffering from high vacancy rates. So, it is perhaps no surprise that office-to-residential conversion continues to be a key trend within the UK property market. But in order to create high quality domestic dwellings in a building that was never designed for residential purposes, there must be a focus on the acoustic design of the separating walls and floors/ceiling.
