Waverley War Memorial Hospital: Future Expansion Focusses on Modernisation and Community Care Uniting has submitted a scoping report with the NSW Department of Planning, Housing and Infrastructure for a residential aged care facility and seniors living units on its prime Waverley landholding. Whilst the current plans allow for expansion of hospital services, including 105 - 114 new aged care beds and 210 - 230 seniors living units, this will take place in conjunction with NSW Health and with respect to the site's heritage value. The expansion plans have been informed by many years of negotiation with Waverley Council to establish a planning framework that is capable of supporting Uniting's plans for the hospital. This has included two rezoning proposals to effectively improve the site's height limit and FSR, as well as allow 'seniors housing' as an additional permitted use, which is a prohibited use under the site's current SP2 Infrastructure zoning. We recently engaged in conversations with RWP caretaker Nigel and housing officer Sarah about what safeguarding means to them. They discussed who they work in partnership with, and their approach to professional curiosity. RWP caretaker, Nigel, explained that he works in partnership with Choice Support to keep tenants safe. “The key to safeguarding is to fully explore, seek individual confirmation, ask relevant questions, and be brave,” says Nigel. RWP housing officer, Sarah, joined in with the conversation and shared that she works in partnership with clinical commissioning groups at local authorities to keep tenants safe. “Professional curiosity to me is about combining a few areas – looking, listening, asking direct questions and not making assumptions or accepting things at face value,” says Sarah. Annette, Operations Director at RWP, shares why it is important to investigate our concerns and not to make assumptions. “If we are out and about and we see something that concerns us, we should investigate it, and not just assume that someone else will deal with it. Building America CDE, a subsidiary of AFL-CIO Housing Investment Trust, allocated $5 million in New Market Tax Credits (NMTCs) to support the construction of a $28 million facility for One Southside, a Federally Qualified Health Center (FQHC) in Minneapolis, MN. This new 30,950-square-foot facility will replace their outdated location in an old school to expand services that include primary care, dental, vision, imaging, and behavioral health and will serve as the sole FQHC in Minneapolis' East Lake Street corridor, a medically underserved area. The new facility is expected to create 106 union construction jobs and 122 permanent jobs and provide care to approximately 20,000 low-income patients, with 68,000 annual patient visits. Building America’s investment highlights the impact of flexible financing and union labor in addressing critical community health needs and supporting neighborhood revitalization. #NMTC #aflciohit

Friday Fun - Part I Phil from New Horizon did a good compare and contrast post on NHS and Young Homelessness yesterday. My comment is below . I’ll share the extract from the latest NHS accounts on the value of its buildings land plant & machinery which is illuminating. At any one time 14% of patients in NHS hospitals could be discharged but have no suitable Accomodation to go to. Is there a way to tackle bed blocking through Geoff from Saxonking ‘s 80: 20 rule of value engineering ( 80 % of benefit for 20 % of cost) the NHS ‘s nationwide “ reach” and improved use of its massive land and buildings bank or portfolio? I’d be interested to know what solutions Lewis & Dan from Allia; George from Go Modular ; Craig from Agile all from the rapidly growing modular construction sector as well as Geoff from Saxon King & Phil from New Horizon could come up with in conjunction with the Powers that be at the NHS. Pleased to read this project progressing along nicely. We provided Kier Group and Royal Cornwall Hospitals NHS Trust with specialist ecological services on this much needed outpatient facility for the south-west. During Stage 1, we identified a roosting common pipistrelle in one of the buildings outlined for demolition. On completion of the required Stage 2 survey, the roost was classified as low conservation importance. Incorporating relatively straightforward bat mitigation to maintain favourable conservation status, along with enhancements for swift, was outlined in the supporting EcIA which was submitted, and conditionally approved, at planning determination. Based on the roost status and ease of mitigation, the demolition works qualified for Natural England’s (NE) bat class mitigation (BCML) (previously low impact) licence. Following planning approval, our NE registered BCML principal ecologist Johanna registered the site with the licence granted within days. Supervised soft demolition under the BCML followed ahead of schedule, bat mitigation installed on adjacent buildings with the project continuing uninterrupted! Good project planning is essential, and specialist ecological advice should always be considered early in any project proposals. In this instance Kier approached us right from project inception, and retained our services through to NE licence application and implementation. This was a very straightforward project for us, with our expertise and registered ecologist making the project run even smoother.
