It's time someone addressed it. The first of a series. There is a serious disservice being done to national retailers who hire national facilities maintenance companies. I understand the logic. Why would a company, with several hundred locations, want to deal with the local politics and rates, much less sourcing of contractors in all those zip codes? It makes MUCH more sense to hire a company that already does that. Pick up the phone, call one person no matter the location and let them deal with the day-to-day. Plus you have the added benefit of passing off the liability while you're at it. Here is the rub. Someone high up in the customer's food chain was sold a solution by someone high up in their food chain. After the ink is dry the account is passed to someone who likely does not actually know anything about plumbing, HVAC, Electrical, flooring, walls, paint, networking etc. That's ok though... its their problem right? You're not paying them to know everything. You're paying them to know people that know everything. Problem is, they don't even know enough to know what questions they should ask to better serve the need. Add that to that the very simple idea that they are not actually in the business of solving problems. They are in the business of processing tickets at the highest margin possible. Lets say a customer agrees to something like $500 for each initial request. Their maintenance contractor then shoots it out over their network for $150. If that. I'll offer some context. Yesterday we had to pay an AC service technician to replace a capacitor in one of our air conditioners. He was already on site for regular scheduled maintenance but there was an additional charge of nearly $300 to replace a ~$20 part. As a contractor I know there are other costs associated with that capacitor and I bet he would't even pick the phone up for $150. The majority of the time these low amounts will not attract the cream of the crop. For every scheming Maintenance Company there are 10 scheming contacts posing as a "contractors" This is the falling pebble that begins the landslide Next time we'll talk about how this all goes wrong for everyone involved. ...except the Maintenance Contractor.
