This would have to be one of my favourite urban regeneration projects. Many of you would be well aware of this project. The repurposing of the Shrewsbury Flaxmill Maltings building, one of the world's first high rise buildings which became the template for many high rise buildings around the world. Incredibly exciting news out of the FOUND Studio. 670 Mesquit has received City Planning Commission approval.  The 670 Mesquit project in will feature four interconnected high-rise towers designed by Bjarke Ingels Group (BIG), rising up to 34 stories. This transformative development includes 894 residences, office spaces, a hotel, and community areas, while honoring the neighborhood’s industrial heritage. Strategically located near the L.A. BPTW has been appointed to design Phases 4 & 5 of the award-winning Rochester Riverside regeneration, with the reserved matters planning application recently submitted for approval. This appointment underscores our continued involvement in transforming this significant waterfront site, in collaboration with Vistry Group and The Hyde Group. This project is a lasting legacy to Chris Bath, who sadly passed away last month. He worked on this major regeneration project from its inception. His passion and enthusiasm for creating great places to live is evident and will continue with his talented team led by Caroline Dommett and Peter Sofoluke. Medway Council's flagship masterplan will provide over 1,400 new homes alongside commercial and community spaces in a landscaped public space network that connects the biodiverse riverside to the historic centre. Central to this vision is the commitment to placemaking which strengthens the local identity and creates a vibrant, cohesive community. The latest phases will introduce 353 new homes, comprising 115 houses and 238 apartments, built by Vistry under its Countryside Homes brand. 79 of the apartments will be provided as affordable homes. In addition, there will be ample car and cycle parking, and innovative public spaces, including an extension to the new river walk and green spaces that enhance connectivity with the historic Rochester High Street. Building upon the scheme’s established design principles, Phases 4 & 5 will further develop distinct designs that respond to the area’s industrial heritage. Phases 4 & 5 will utilise Vistry’s off-site manufactured timber frame structure for the houses, developed by BPTW, featuring standardised components that improve production efficiency and reduce carbon emissions during construction. A striking new entrance gateway at Eventide Park will feature strong frontage with a number of commercial spaces providing valuable amenities for residents. Public realm improvements are central to the scheme enhancing the river walk as a safe and inviting space for community interaction, while also supporting biodiversity. A temporary dock at Limehouse Wharf has been proposed by Medway Council offering the opportunity for river boat access including the Waverley Steamer, the world's last sea going paddle steamer. The project is set to progress through public consultation in the autumn, with a determination by Medway Council expected by winter. If approved, construction on Phases 4 and 5 is anticipated to commence in spring of 2025. Looking ahead, the masterplan will continue to evolve with the subsequent Phase 6, which will complete the regeneration of Rochester Riverside. As we roll to the end of 2024, we see new hope for a better 2025 ahead. The downward trend in interest rates has shifted the mindset. We are with high anticipation awaiting what sorts of pre-sale values can be realized as new projects come to market. Here's hoping that summer brings with it a new energy. The six storey conversation is an interesting one. It has come about over the past few years as our District Plan has gone through significant change, along with its significant consultation and debate. It is a mid-level scale in our context that has not seen a lot of action. We have been successfully delivering at 3-4 storeys, and then there is the jump up to the 10-15 storey scale. This being the result of the metrix that make projects viable. Once we jump above that 3-4 storey level we enter a different level of complexity. The structures become commercial in nature, and the costs escalate. There are many benefits from providing our urban environments with a good variety of lifestyle choice. However we do it, we need to provide desirable places where people thrive. Wellington is a great city. Thriving cities always evolve and change over time. We are entering into a new phase of evolution, and I am excited to be a part of it. Highett's New Green Gem, Tops Out! 🏗️Victoria’s First Net Zero Community Reaches New Heights! 🌱 Highett Common has officially marked a major milestone with the topping out of Park House, the first of many planned residences for this 9.3-hectare neighbourhood designed by Sunkin Property Group. Set near Highett Station and close to Sandringham Beach, this development aims to blend sustainable urban living with natural surroundings, and will feature over 1,000 residences. Tract Consultants has created a vision that places green space at the heart of the community, with ClarkeHopkinsClarke Architects leading the design for both indoor and outdoor spaces. SK Construction is ensuring quality construction, while Delta Group prepares to kickstart the first greenspaces, featuring open lawns and nature-inspired playgrounds for residents and the wider Highett community to enjoy. The project also offers a mix of resident-exclusive and public amenities, including a two-level public library and wellness hubs, alongside pools, gyms, and recreational areas. A new park by LDA Design is at the heart of proposals for a £1 billion development in #Salford, submitted for #planning by Henley Investment Management Ltd with Savills and Matt Brook Architects. It will be the first park in the area in a generation. The development will transform the big box units of Salford’s Regent Retail Park to create a sustainable new place to live with a car-free core. The central green space sits within a wider two-hectare linear #park providing places to play and bringing close contact with nature. The #masterplan represents a 40% biodiversity net gain, transforming a large surface car park into a thriving green space. LDA Design delivered a #placemaking strategy prior to the #masterplan being developed to ensure landscape was at the heart of any new thinking for the area. LDA Design #Manchester studio lead Mark Graham said: “This is a significant development with landscape and placemaking at its heart. Construction Commenced: $400M Docklands tower! Mirvac has broken ground on its latest landmark project, the $400-million Trielle residential tower, set to become the tallest building in the Yarra’s Edge precinct. Rising 45 levels at 118 Lorimer Street, the all-electric skyscraper will feature 191 apartments ranging from one-bedroom homes to opulent penthouses and is scheduled for completion in 2027. Designed by Mirvac, the tower’s jewel-like facade will reflect its waterfront location and Melbourne’s skyline. Beyond its striking aesthetics, the development is targeting a 5-Star Green Star rating, featuring electric car charging, advanced water reuse systems, and induction cooktops. The tower’s amenities include a concierge, business lounge, Scandinavian-inspired wellness retreat, a golf simulator, and a teppanyaki barbecue, catering to residents seeking an exceptional urban lifestyle. Trielle’s first release has seen more than 100 apartments sold, primarily to downsizers and empty nesters, reflecting strong demand for high-quality living spaces in the area. The project is part of Mirvac’s broader Victorian strategy, which includes developments like Voyager, The Eastbourne, and the recently completed LIV Aston build-to-rent project.
