This beautiful marina is for sale in a premium area of Key Largo. It generates in excess of $45,000 of net income every month. Its high value will probably force the 3 acre property to be converted to a higher use, such as a resort or high end development. Florida has seen a lot of premium properties and businesses disappear due to the ultra high value of the land. Marinas, bait shop, cute seaside restaurant and bars, and a mirage of traditional business have been eliminated to make room for the next great endeavor. Many seaside communities also place severe restrictions on development. The use historical designations, height and size restrictions, limit certain business, and attemp to manage the development of the area. Some do it well, while other towns create havoc. Certain business just generate more profits, and arrive to a hot area with adequate financing. These larger entities have the ability to out compete local businesses, and even push up property prices/rents. There are many pros and cons to development restrictions, especially in seaside towns. Many governments use restrictions to protect certain businesses, areas, or long time community members from new competition. That is a delicate subject of much contention, and way above my pay grade.
