“The adjustment is based on 20 years of the appraisers experience in the market.” Anytime I read this in an appraisal report, all I read is an appraiser admitting to making incorrect adjustments for 20 years. If adjustments aren’t market extracted and based on data, then you probably shouldn’t make them.

If an adjustment could not be quantified, it should not be done, per USPAP. Yes, they have probably been doing it wrong for the past 20 years and the adjustment has been the same the whole time….

Is this something you see often? Can't say I've ever seen a comment as ridiculous as this on an appraisal.

Geesh. I'm so glad that they came out with the uniform rules under USPAP but you still see appraisers using their own formats sometimes.
