This helpful summary outlined by some of the best of the best legal colleagues, succinctly describes Ontario's recent housing-related legislative changes. Personally, I'm curious about the appeals changes coming into force, and how this will drive a faster process for land development and home building. On April 10, the Ontario government once again launched legislative changes aimed at its goal of building at least 1.5 million homes in the province by 2031 through Bill 185: Cutting Red Tape to Build More Homes Act, 2024. Katarzyna Sliwa, Roberto Aburto, Isaiah Banach, Karen Sadler and Michael James discuss the new legislation, which aims to support municipalities as outlined below: • Building homes faster and at lower cost; • Prioritizing infrastructure for ready-to-go housing projects with a new “use it or lose it” process; • Improving consultation and providing municipalities and builders with greater certainty to get homes built faster; and • Building more types of homes by streamlining approvals for student housing, supporting standardized designs, and supporting innovative construction methods. No on Prop 33: It Exacerbates the Housing Crisis As we continue to face a severe housing shortage, Prop 33 threatens to make the situation exponentially worse. We need policies that expand access to housing, not further limit it. Vote NO on Prop 33 to help protect the future of housing affordability.

On Tuesday, August 6th, Governor Healey signed into law House Bill 4977, “An Act relative to the Affordable Homes Act.” The 181-page Bill provides for $5.1 billion in capital funding to support housing production and preservation in the Commonwealth which is almost triple the amount in prior authorizations. Hamilton Zanze CEO Kurt Houtkooper explains why voting NO on Prop 33 is critical for California’s housing future. While the proposition aims to make housing more affordable, it misses the mark by ignoring the fundamental economic principles that govern housing supply and demand. Proposition 33 will not only fail to alleviate the housing crisis but will also exacerbate it, deepening the affordability gap in the long run. Proposition 33 discourages efforts for developers to build new rental units or invest in upgrading current housing stock.
