In 2 weeks: We now have 6 nights (2 different guests) booked at Starlight House for October. Napkin math: $260/night after fees x 6 = $1560 $200 cleaning fee x 2 = $400 $175/ each for cleaning crew to come Expected profit on cleaning = $50 Total revenue = $1610 Mortgage = $3100 Other utilities = $250 Rough monthly costs = $3350 If we can double stays we will pretty much break even (12 days). Note: we are offering a 20% discount ($305/ night) for first 3 stays so once that goes up numbers will work better (will go up to $355/night) And then once there are good reviews we will test increase to around $400/night. Breaking even will be easier. My GTM strategy hasn’t been fierce - just fix up the place and list on Airbnb for starters. Next will market lightly: thinking launching a newsletter where movies meet upstate culture. Also may find some places / publications to post in city and upstate. Fingers crossed. It’s an exciting challenge. Goal is to break even on expenses and still use it for a weekend+ a month. New additions: - throw in basement from Monticello Motor Club - new staging lighting outside (didn’t photograph yet) - Google Nest Pro camera for security - new mid century chandeliers in kitchen / dining area - fixing some outlets and lighting Movie that played this weekend at our cinema: Blink Twice (good flick!) A different type of business and new challenges, but it’s been so rewarding. 🍿
