The bar for residential property management for 1-80 unit properties is pretty low. Not only is this new owner client of ours having to do their own maintenance, they can’t even get notified by their current management company when they have tenants who have moved out. 1. Having to do their own maintenance while paying full fees 2. Wasn’t notified a resident had given notice to move out 3. Wasn’t notified once the resident had moved out There’s plenty of other problems this owner is having, but the fact one text and situations multiple problems in one speaks volumes. We managed our own portfolio for years before we started managing for other because I wanted to develop our systems to meet my own high expectations before we even contemplated managing for others. I wasn’t even sure I wanted to, but we got asked so much over the years, I decided to do so. We manage 1-80 unit traditional residential properties in the Jacksonville FL and Orlando FL areas. I recently listened to a panel of Property Managers at a conference for asset managers and realized their job is getting more difficult. Here are 10 Obstacles that Property Managers face today: ✅1.-Keeping up with new laws and regulations of the rental industry. Managers who fail at this can wind up in court easily when dealing with professional tenants. ✅2.-Maintaining Properties for the next tenant. As soon as a former tenant leaves, it is important to schedule the repairs and make readies as soon as possible. ✅3.-Keeping up with Evictions. Every time an eviction happens, depending on the apartment unit turn around time, the manager and owner can lose substantial money. ✅4.-Dealing with Emergencies.
