I’ve got a bit of a story for you all. As some of you might know, I recently purchased a charming terrace house. It’s got that quintessential British charm, with all the quirks and surprises that come with it. So, we’re in the midst of renovations, right? And we peel back one of the flooring, expecting the usual suspects—dust, maybe some ancient linoleum. But what do we find instead? Sand. right underneath the flooring. At first, we’re scratching our heads, thinking, “What on earth is this all about?” Turns out, back in the day, they used sand to level out and strengthen the flooring. Who knew? The layers of history you uncover in these old houses are just fascinating. Anyway, we had to dig it and use some good old cement to properly strengthen it. Has anyone else come across something like this in their renovations? Restoring Heritage: Lifting a 1912 Home's Porch - Your Thoughts?" ✨🏠 Today, we tackled a fascinating project on a historic 1912 home where the front porch had sunk significantly over the years. The challenge was to preserve the charm of this vintage house while ensuring its structural integrity. We braced the foundation, carefully lifted the porch about three to four inches to level it out, and then secured it with new footings and pressure-treated posts. It was quite a sight to see this old beauty get a lift! 🔨 After stabilizing the porch, we meticulously removed the old stringers and treads, intending to reuse the treads after refinishing them. This approach not only honors the original craftsmanship but also ensures durability for years to come. Inside, we reinforced the corners with new footings to support the porch's weight and added additional structural elements to prevent future sinking. 👀 We're eager to hear your thoughts on this approach—was lifting the house worth it in your opinion? What is GFA, BUA and SA? Gross floor area (GFA) includes the saleable area plus a share of the common areas, bay windows and facilities. Built-up area ( BUA) is defined as the presence of buildings (roofed structures). The saleable area (SA) is the actual size of a home, including balconies.

High ceilings Decorative cornices Stained glass windows Wooden archways Timber boarded homes These type of properties will always have a scarsity element to them and are timeless homes. There is normally room to do a renovation on these homes too. You can find plenty of these type of homes in Premium suburbs like Petrie Terrace and Spring Hill.
