A few days ago, I found myself sitting down with the learning team at Grace Hill—the leading provider of training content for the multifamily industry. Our topic? Generative AI and its impact on learning and development. And suddenly, I was speaking another language. Not AI jargon or technical buzzwords, but the language of multifamily—the one I grew up hearing at home. My dad spent his career in the industry, and while most kids were learning multiplication, I was learning about occupancy rates (and how hitting 100% occupancy wasn’t necessarily the goal—because it often meant you were leaving money on the table). Later, I carried that foundation with me when I lead the sales training team at Zillow Rentals. But that was years ago, and I was out of the industry. Or so I thought. Sitting in that meeting with Grace Hill, it all came flooding back. Residents, not clients. Communities, not apartments. And ROI? In multifamily, it’s just as much about NOI—net operating income. What started as a conversation about generative AI turned into a full-blown brainstorming session on how it could transform multifamily operations. We talked about how property managers could offer AI as an amenity, how maintenance could spend less time on make-readies, and how leasing agents could get coaching during a tour. The multifamily industry has always been about people—helping them find, create, and sustain a home. That’s what excites me most about AI in this space: it’s not about replacing people but equipping them with tools, or the new AI-powered teammates, that let them focus on what matters most. Really like these thoughts on AI + real estate from Antony Slumbers, sent to me by a colleague on the Fifth Wall team. #3 is absolutely right and by far the most exciting . As the real estate industry accelerates on tech adoption, we are going to see entirely new real estate businesses creates on the backs of technology. (Lineage is a great example of this.) These businesses won't be entirely suitable for venture capital funding, because they need two very distinct sources of capital in (1) operating capital and (2) hard asset capital. Something will need to fill the need for this missing hybrid. #proptech #realestate
