JOB TITLE: Project Director Jackson Young is looking for a Project Director to take a lead role within a highly respected main contractor operating in the central London market. This is a senior appointment and our client is looking for someone with real drive and passion to make a long term impact on the business. The company: This company is a "go to" business for a high quality, well delivered product, with project values in the £5m - £75m region. It works with blue chip retail, commercial developers, private individuals and cultural institutions, and boasts an interesting and varied portfolio. It spends a lot of time in the right areas... building long term relationships with clients, consultants, suppliers and sub contractors, focusing on unlocking the design / getting their schemes set up correctly, and building the strongest teams. It is doing construction right. The role: This appointment will be a Director role where you will take project delivery responsibilities across 2 - 4 schemes from tender to completion. It is a hands on role and, as part of the small senior leadership team, will also include strategy, business planning, client development and so on. The person: They are looking for someone with a track record of delivering complicated city centre schemes in a senior role, ideally managing more than one at a time. So you’re a Project Manager who’d like to be a Development Manager. I’d say 60/70% of the PM’s I speak to have aspirations of one day becoming a Development Manager. These roles are hugely competitive with DM’s looking for a promotion or sideways move, and half the PM market, architects and engineers also looking to transition across. So here are some things to consider and know to give yourself the best chance of landing that Development Manager role. ✅ Manage projects in the sector you want to be a Development Manager. If they develop residential towers and you’ve built warehouses they’re likely to go in the direction of PM’s or DM’s with that exposure. Even if you’re the cream of the crop, it’s risk mitigation on the part of the hiring manager. ✅ Consider working as a Project Manager for a Developer first so they can see your skills first hand. ✅ Don’t expect a large pay rise when your making the switch. Sometimes you need a sideways step to then move forward. ✅ Make sure you fully understand the role of a Development Manager and what that entails. All to often I speak to people who aren’t really sure what they’ll do, but just think they’ll get to make more decisions on project direction. ✅ lastly, make sure you can strongly articulate why you want to make the move. “I want to be the final decision maker on a project” is fair, but probably isn’t the direction you want to go in. #projectmanager #developmentmanager #propertydevelopment #realestate #construction #careermove #recruitment

Q3 showed a steady and continued need for Project Management professionals in London. Here are some of the key takeaways and what to expect moving into a busy Q4. * A continued slowdown in the Residential Markets (BTR/PRS) * Increasing demand for Technical Project Managers with experience in new build Data Centers. * A very high demand for CAT A & CAT B experienced Project Managers who have worked across Co-Working, Legal and Professional Services client bases. Candidate activity has mostly been between Project Manager through to Associate Director levels with very few Director / Board level vacancies surfacing. What's our prediction for Q4 ....................... * Continued demand in the Occupier Fit Out Market * An increase in demand for Hotel experienced Project Managers who have worked on 5* Hotels (There are a lot of project wins happening in this space) * Continued demand in both Life Sciences and Data Center markets. * More firms collectively moving back to 4/5 days in the office. * More senior leadership opportunities opening up I'm interested in hearing your thoughts, comments, and predictions from those who are in the #builtenvironment space.

The hardest role to recruit in commercial construction? 🥁🥁🥁 ***The Highly Specialized Senior Project Manager with local market experience.*** -The Senior Healthcare PM with 5+ local hospital projects -The Senior Pharma PM with 5+ local Pharma projects -The Senior Interiors PM with 5+ local interiors projects -The Senior Multifamily PM with 5+ multifamily projects Harder than recruiting a Director or VP level? Yes. Harder than recruiting a CEO. Yes. These roles are often perceived as steps upward in a career. Don’t get me wrong, they are hard to fill, but there’s a scarcity around these positions such that when they come up, people are open to talk. Harder than recruiting the Highly Specialized Super counterpart? Yes. Harder than recruiting the BD person? Yes. Typically, those roles ARE extremely difficult, but money can move people in those roles a little more swiftly. Harder than recruiting the Precon Manager with market relationships? Oh, just barely. (Some recruiters may argue with me on this one). But, the highly specialized Senior PM typically has autonomy in the day to day. So, even if there is someone that bothers them in the office, or there is a bureaucracy that stifles them from up top, they can manage. EVERY company wants to talk to the highly specialized PM, even if they are already fully staffed. They are recruited all the time. Their specialty can bring in a profit center. Meanwhile, they are coveted for Director and VP roles. Usually, they are paid well (base, bonus, etc.) where they are. So, if you are looking for a specialist Sr PM with local market knowledge, it will be a painful search where more money is only a fraction of the consideration.

The power of saying NO. ❌ Yesterday I had a call with a client who requested me to find a project manager for €50 per hour for 6 months in Pharma. In my mind, I know there’s no man/woman worth their salt in that role, that is going to go for that. So I told them. “I won’t compromise our relationship by sending over shite. That’s even if I found shite available for the location. Project managers (the good ones) don’t leave projects so I’ve got to catch one coming free. It’s got to be €70+ per hour minimum and if you advertise yourself, you might have a chance at picking someone up. If you want to use me, there’s a cost on top. So it’s up to you” Everyone’s got budgets, there’s no issues with that, I really do get it running my own company. But I think it’s important they understand what they will get vs what they will pay.
