Automated Underwriting System, or AUS is a software developed by FNMA (Fannie Mae) and FHLMC (Freddie Mac) that is used to approve borrowers. FNMA uses DO (Desktop Originator) and DU (Desktop Underwriter), FHLMC uses LP (Loan Prospector). For FHA or VA loans, either is acceptable. Note that algorithms for FHA/VA are far more lenient. A piece of Advice for borrowers receiving Section 13(2) of SARFAESI Act 2002 notice. You can opt to raise objections under Section 13(3-A) of the Act, as it has to be treated as a Representation on behalf of the Borrower by the Bank/Secured Creditor. The Secured Creditor is obligated to decide the representation and this gives the borrower time to arrange funds and settle the issue with the secured creditor without any adverse action against them.
