Landscape (Nature) + Architecture in scale with one another seems to have been forgotten in the pursuit of maximized floor plates & parking decks in todays current development typologies. Missing Middle Buildings in the 15,000 to 20,000 sf size would see the upper limit while fitting in with the City & making harmonious Public Realm. Who will reign in the lack of Planning of these huge projects which essentially have one front door for security, marketing and staffing purposes ? It’s not very sociable for 120 to 280 units to only have one front door. Podium retail/f&b helps but who operates a retail shop these days ? Strip Centers, Outparcels, Spec Office Bldgs., Wrapper Apts., free standing Parking Decks, Garage Townhomes, merge lanes, high traffic arterials, parking lots, etc.. do not a City make.

A shiny new development proposed by H&R REIT could one day transform Toronto's downtown skyline with its futuristic, golden exterior and striking heights, reported Storeys. "Clocking in at 70 and 65 storeys, the planned mixed-use residential development would bring a total of 1,782 new dwelling units and 7,997 sq. ft of retail space to downtown's King-Spadina area." "The new application consists of revised plans for an original application that received zoning approvals in July 2023 for a 65-storey tower to replace one of the three existing office buildings. The approval included retail at grade, office replacement space on levels 2-10, and residential uses on levels 13-65, comprising 578 residential units." "Now, H&R REIT has proposed new plans, submitted in mid-October, which envisions the redevelopment of two of the three existing office buildings (Buildings A and B) and aims to repeal and replace the existing site-specific by-law that requires the existing office space to be replaced. Ho Ho Ho! 🎄 🎅 🤶 Its that time of year again when we suddenly start trying to remember where we put that Christmas tree, where does everyone sit, or the kitchen isn’t big enough! Extensions, even small ones, can create much needed valuable space and unlock existing spaces to reconfigure. They don’t have be huge, think simple ideas like creating a utility room which then provides more space in the kitchen by moving the washing machine and tumble dryer out or, increasing a dining space could also give a valuable office or workspace during the rest of the year. Another trick is opening up spaces to connect better with the outside. Construction has begun on a 61,200 sq m mixed-use development in the eastern Friedrichshain district of #Berlin, designed by Dutch architect MVRDV. The LXK #Office and #Residential Campus is formed of two 10-storey L-shaped volumes comprising 52,000 sq m of #offices and #shops and 9,400 sq m of homes. The #buildings are divided into smaller blocks to diminish their impact on the surroundings. #Residential space is consolidated into a single block of 140 flats, with the corners of both buildings housing restaurants, shops and community facilities. #Office layouts stretch around the buildings’ cores, creating flexible floorplans for #tenants. A central square is joined by an accessible courtyard on the ground floor and rooftop terraces. Jacob Van Rijs, MVRDV’s founding partner, said: “Berlin is one of the most verdant metropolises in #Europe but equally a dynamic, ever-evolving city, and nowhere is this more apparent than in Friedrichshain-Kreuzberg. “#Developments from Alexanderplatz to Mediaspree and beyond, together with vibrant #economic activity and a deep talent pool, are shifting Berlin’s centre of gravity eastwards, and the #mixeduse LXK project will continue to engender lively neighbourhoods, ensuring Berlin’s future remains bright.”

Here are 3 projects that are changing the face of Ybor City, from the historic district itself to the urban neighborhoods between Ybor and the Channel district. - #Gasworx At completion, Gasworx will be more than 5.9 million square feet across 34 acres: north of Adamo Drive, west of North 15th Street, south of East Fifth Avenue and east of East Scott Street. It will be improved with Office Space (Suffolk Construction), Apartments with Retail (Juneau Construction Company), and Adaptive Reuses as MOSS CONSTRUCTION has been working on ways to revitalize warehouse space into retail space for the future residents. - Casa Marti and Casa Gomez On the western edge of the Ybor historic district, Shaw has two adjacent projects that are about to bring new life to the area.
