How can CRE advisors stand out early in their careers? Knowledge of the Planning and Zoning process. Most will learn about this passively as projects come up throughout the years. I made an intentional decision to become an expert. I boiled it down to 3 steps. 𝟭.) 𝗗𝗶𝗮𝗹𝗼𝗴𝘂𝗲 𝘄𝗶𝘁𝗵 𝘁𝗵𝗲 𝗣𝗹𝗮𝗻𝗻𝗶𝗻𝗴 𝗖𝗼𝗺𝗺𝗶𝘀𝘀𝗶𝗼𝗻 𝗲𝗮𝗿𝗹𝘆, sometimes even without the details. This is where relationships with stakeholders come in. "I'm working with a client on ___ looking to potentially rezone to ___. Any thoughts on that or major red flags?" 𝟮.) Engage with Neighborhood Associations and Stakeholders. Controlling the early narrative around a project is key. Help them feel included in the process and answer their questions. 𝗢𝗻𝗰𝗲 𝗼𝗽𝗶𝗻𝗶𝗼𝗻𝘀 𝗰𝗮𝗹𝗰𝗶𝗳𝘆 𝗶𝘁'𝘀 𝘁𝗼𝗼 𝗹𝗮𝘁𝗲. 𝟯.) 𝗣𝗿𝗼𝗮𝗰𝘁𝗶𝘃𝗲𝗹𝘆 𝗶𝗻𝘃𝗶𝘁𝗲 𝗮𝗻𝗱 𝗲𝗻𝗰𝗼𝘂𝗿𝗮𝗴𝗲 𝘀𝘂𝗽𝗽𝗼𝗿𝘁 at the actual Rezoning hearing. Many municipalities allow for virtual submissions of support from the community! Denver is considering a $29 million bond initiative to transform an office building into Denver Tech Center into 143 affordable apartments. This would add to Denver's recent acquisition of the 300-room Double Tree Hotel in the Tech Center. But local communities are feeling uneasy as Denver Police Department reports they have responded to hundreds of calls for service about drugs, assault, domestic violence, and even a homicide investigation at the hotel since in the last 6 months.
