Has anyone here done a cost comparison on regular maintenance vs ad hoc ? Heres what we found... In many cases ad hoc became more expensive than regular maintenance. I know now more than ever budgets are tight, but that is all the more reason to be smart with your property maintenance budget. DON'T avoid regular maintenance. From our experience, things like gutter, drain and window cleaning can all become huge expenses if ignored for too long. In my opinion putting off maintenance and scheduling on an ad hoc basis can be just as expensive (if not more) than when you plan to have maintenance done regularly. While ad hoc tends to be for services like windows, gutters or drains, these are areas that can become extremely expensive if they go wrong. When you only attend to these areas when there's a problem, like the below: - Sewage backing up into residents' homes - Overflowing gutters - Water ingress through ceilings The cost to resolve these issues is far greater than that of a routine service. The client's property in the photos below ended up paying in the region of £4,000 - £6000 + VAT in total, to resolve and carry out the remedial repairs caused by their blocked guttering. This included the initial leak detection, gutter clearing, several rounds of repairs due to the damage caused by the weight and freeze-thawing of the debris, as well as the redecoration costs within the resident's flats. We come across these challenges every single day. There is a reason we recommend a specific schedule of work. For instance: bi-annual gutter cleaning. When gutters and drainpipes fill with water and plant debris, the water freezes in winter and expands inside the pipes, causing cracks. Not to mention the added weight of these pipes causing damage to the brackets. By the time someone is called to clean the guttering, it's no longer a simple gutter cleaning service but a gutter repair and replacement too. There's also a huge amount of further damage that can be incurred down the line from neglecting regular gutter maintenance, like water ingress. The cost associated with leak detection or repairing and redecorating damaged flats, let alone repairing the original problem of the gutters, completely surpasses the savings made by skipping a couple of gutter cleaning services.
