I had the privilege of being interviewed on WBBM | CBS Chicago about the recent National Association of REALTORS® lawsuit and what the settlement might mean for home buyers and lending. While there may be little to no impact for financially well off buyers, Veterans, first time buyers and buyers with low to moderate incomes may be left behind unless certain guidelines change. These buyers definitely need professional representation for their home purchase and may not have the means to pay for it themselves. 🪖 As of now, VA does not even allow Veterans to pay for their real estate commission, even if they have plenty of funds to do so. This needs to change soon or VA buyers will lose out. 🏠 If a seller refuses to cooperate and pay the buyer’s real estate agent commission, first time buyers, especially those with low to moderate incomes, will also lose out. Fannie, Freddie and FHA should change their guides to allow the financing of a real estate commission. It is essentially the same risk profile as if the seller agrees to pay the commission. 💵 Housing agencies and industry associations need to work together quickly to solve these potential big problems. The COMMUNITY HOME LENDERS OF AMERICA has been very involved urging regulators to address these concerns. The Mortgage Bankers Association and NAR have also been working with these agencies and we have seen some much needed clarification from Fannie, Freddie and FHA. But, more work needs to be done and done soon. One thing is certain, homebuyers need professional representation from knowledgeable real estate agents. The work now is figuring out how to pay for it. The Los Angeles Real Estate market is busy regardless of what the media says. Sellers - pricing strategy is a huge component whether a property sells or not and if it does quickly. If a property is priced right, it will sell! Buyers - the right property for you is out there and it's still competitive as always in LA. If you are waiting for the rates to drop dramatically, highly suggest you don't and please don't fall asleep at the wheel during November, December and January otherwise come spring it will be much more competitive.
