Property management companies in our market are notorious for being terrible. Here’s the thing… Property management companies make money when the owner isn’t making money. The real money as a property manager is in charging for renewals or leasing, and up-charging on repairs. Some large property management companies won’t give you the attention your portfolio needs because they manage dozens of other clients with large portfolios than yours so they’ll prioritize them over you. Before I get attacked by “that’s how the business works” I understand they need to do those things to generate money for their company but that is taking money out of your pocket as an owner. Water tank went out? Cost to replace is $600 for materials, $150-200 for labor but property manager will charge you $1200. Yes they did the scheduling, yes they know the vendors, yes they made sure the work got done in a timely manner but there goes a ton of your cash flow for the year. Building the property management in house from the ground up is the best way in my opinion. Right now we currently manage over 60 units both for our portfolio and properties we’ve sold to other investors. I handle every aspect of the property management myself and honestly it’s not that hard except placing tenants. Here’s how a good friend of mine who owns 600+ units setup his business Hire in house property manager - Pay them base salary - Pay them commission for each leased unit - Give them quarterly, biannual or yearly bonuses based on performance of portfolio - Have all the SOPs and Training manuals - Have a set lawn maintenance schedule - Have a quarterly property check For our friend hiring a manager in house to handle all these things saves him hundreds of thousands of dollars and year and he has total control over the process. Within the next 6 months we’ll have added 30+ more units under management so we’ll be on the prowl for hiring this part of our business out.

Just today Lori had to meet some tenants to approve a new tenant that is going on an existing lease. Most property managers would just say yes and hope for the best!
