We have signed contracts for a newly built logistics center in Hamburg-Billbrook in an off-market transaction. The asset was built in accordance with the GEG 40 standard using sustainable building materials and has a high level of energy efficiency. Thanks to the photovoltaic system on the roof and efficient heating systems, the building is operated without CO2 emissions. Tim Ulrich MRICS, Head of Transaction Management Germany at Savills IM, says: “The acquired property in the established logistics location of Hamburg-Billbrook, the largest industrial area outside the port of Hamburg, has a truly unique selling point. We are still on the lookout for modern properties in established logistics locations for our logistics funds and mandates.“ 👉 Link to press release: https://lnkd.in/eP5-N9sf #Logistics #RealEstate #SustainableInvestment #ESG #PortfolioManagement #EuropeanMarket #Hamburg Tim Ulrich, David S.

Broekman Logistics has expanded its #breakbulk capacity at the Port of Rotterdam after acquiring the #multipurpose terminal J.C. Meijers. Good news: After reaching a low point, our figures show an upward trend in the value of logistics real estate. This is due to a number of factors: 👉🏻 Despite better returns elsewhere, logistics real estate remains a reliable option for investors, contributing to its stabilizing and potentially increasing value 👉🏻 There are restrictions on the construction of new logistics buildings, which makes existing real estate more valuable 👉🏻 Economic growth and stability in initial returns contribute to an increase in the capital value of logistics real estate 👉🏻 The shift from international investments to European logistics funds Read more about it in our latest publication: https://lnkd.in/eAf3x9qA #logistics #corelogistics #publication #cbre

Collaboration and creativity were central themes for discussion at the #Logistics Workshop | #MIPIM24. The panel, including Colliers' Edward Plumley MRICS set out that logistics is a #realestate #asset of necessity not choice and, with vacancy rates sitting at 4.4% (a level unique to this asset class), we simply don’t have enough space in #Europe to meet demand. This low vacancy level is combined with Europe having limited development opportunities. The panel agreed that now is a critical time to address the pricing for brown sites. These sites could offer the opportunity for much-needed development, but #investors and developers must be incentivised to turn assets and sites from brown to green with a clear path to return on #investment Thanks to our panelists: Edward Plumley MRICS, Pertti Vanhanen , Sonja N. , Bert Hesselink. Boxification debate forces real estate industry to be realistic and creative In the logistics real estate industry, there is a growing realization that resistance to XXL distribution centres is here to stay. Not only because of the amount of space they take up and their environmental impact, but also because of the migrant workers who they employ. At a recent conference on logistics real estate in the Netherlands organized by SPRYG Real Estate Academy, property developers and investors appeared to have accepted that their new-build plans must contribute to the wider prosperity of the surrounding area. But one question they seem to be forgetting is whether any land will actually become available for those new construction plans. Read the full online article: https://lnkd.in/eCV_GsuQ
