What is one thing that make a property manager good? Transparency! Yes there is a lot of other aspects but to me this is the most important. If you know what is actually happening on your property than you can look for solutions and help your PM. How many guest cards are coming in a week? How many work orders do we have open? What is the current occupancy? What is the total deliquency? If you can get these questions answered on a weekly basis then you going in the right direction! Obviously you want you PM to be great at leasing and people management to manage the onsites and maintenance techs. But it can be hard finding the perfect property manager especially when you invest in smaller markets with less options.

How I deal with difficult tenants or property maintenance issues. Prior to outsourcing property management, I managed the properties myself. Here is what worked for me and what I recommend: 1) Take care of maintenance issues as soon as they come up One of the main reasons people do not renew their lease is due to slow maintenance responses. Respond quickly and see how much better renewals go. 2) Treat others as you would want to be treated The Golden Rule works for many aspects in life. This is no exception. 3) Refer to the lease if disagreements arise The lease is always a great resource to use during the lease term. Simply show what was agreed to when they moved in and they will usually understand. These won't solve every issue. But they will solve most.
