Pierre-Alexandre Humblot, ESR Group Managing Director of Fund Management and Capital, recently joined other leading industrial real estate developers to discuss the Japan Industrial Outlook at Mingtiandi - Asia real estate intelligence’s 2024 Tokyo Forum. During the panel, Pierre highlighted the persistent institutional demand for Japanese logistics real estate. He emphasized that while inflation, rising construction costs and labor shortages have put a damper on development activity, those same factors make core investment in logistics extremely compelling. Pierre also noted that the ESR-managed state-of-the-art facilities selling in 2025 will be trading below replacement cost auguring significant positive rental reversion for the incoming capital. Elevated financing costs and the ongoing war in Ukraine caused a slowdown in investor activity and a significant fall in real estate trading volumes compared with previous years. Nevertheless, according to forecasts for 2024-2025, the global economy is expected to see an improvement in the macroeconomic situation and more stability.
